Dallas–Fort Worth Down Payment Assistance (TDHCA & TSAHC)

From Dallas to Fort Worth and across the Metroplex, Texas buyers have two statewide down payment programs plus city assistance in Dallas. Here is how TDHCA, TSAHC, and the local options work in DFW.

How DPA works across the Metroplex

The DFW Metroplex spans two TDHCA limit tiers. On the Dallas side, Collin, Dallas, Denton, Kaufman, and Rockwall counties get a $121,100 income limit for a couple and $139,265 for a larger household. On the Fort Worth side, Tarrant, Johnson, and Parker counties get $110,300 and $126,845. The purchase-price cap runs $589,596 in non-targeted areas and $720,617 in targeted ones across the metro. Both TDHCA and TSAHC operate here, so a DFW buyer chooses the program that fits, and the assistance is 2% to 5% of the loan as a zero-percent second.

Where the cap fits in DFW

The Metroplex is enormous and most of it fits under the price cap. On the Dallas side, Mesquite, Garland, Irving, DeSoto, Lancaster, and the growth in Collin and Denton counties (McKinney, Frisco fringe, Little Elm, Aubrey) carry supply under the cap. On the Fort Worth side, Arlington, north Fort Worth, Saginaw, Crowley, Burleson, and the Parker County growth around Weatherford work well. The higher-priced pockets of Frisco, Southlake, and the Park Cities run past the cap. Because DFW keeps building, newer homes under the cap are easy to find.

The City of Dallas DHAP option

Inside the city of Dallas, there is a fourth option: the Dallas Homebuyer Assistance Program (DHAP), a city-run program for homes in targeted areas. It has its own rules and funding and is separate from the statewide TDHCA and TSAHC programs. For most Metroplex buyers the statewide programs are the simplest path, but if your home is in a Dallas targeted area, DHAP is worth checking. We can compare all of them against your address.
